What we
check.
A real inspection goes beyond a look from the driveway. We walk the roof (when safe), check every detail, and look for problems before they turn into leaks.
Roof covering
Shingles, tiles or panels for wear, cracks, lifting, slipping, granule loss and fastener problems.
Flashing & edges
Wall, valley and penetration flashing, drip edge, and ridge and hip caps.
Vents & penetrations
Plumbing boots, vents, skylights and anything else that goes through the roof.
Signs of leaks
Stains, soft spots and moisture clues on the roof and, where accessible, in the attic.
Drainage
Gutters, downspouts and low spots where water can sit.
Overall condition
An honest read on remaining life and what to budget for next.

How often should I have my roof inspected?
Once a year is a good rule in Southwest Florida, ideally before hurricane season, and again after any major storm. Regular inspections catch small problems while they’re still inexpensive to fix.
What do I get after the inspection?
You get photos of what we found and a plain-English summary of your roof’s condition, any repairs we recommend, and how urgent they are.
Do you inspect for home sales and insurance?
Yes. We inspect roofs for buyers, sellers and insurance renewals and give you a clear condition report. Ask us which forms your insurer or lender needs.
